Annual service and testing of

The Building’s Fire Alarm Systems

 

To All Residents

Many residents failed to allow the Fire-Pro tradespeople into their suites and we are scheduling a follow-up inspection.

Ilona Bristow - the resident manager and/or Emil Filip the Property Manager will be contacting affected residents to arrange for the testing.

This is a major safety issue and is NOT DISCRETIONARY so please accommodate these requests to ensure legislative compliance.

These inspections MUST happen.

 

Cold Weather approaches

It's time to disconnect those hose and say goodbye to exterior water until April 2010.

We are arranging for Allied Mechanical to seal all hose bibs on Tuesday October 20th - so be prepared for their visit and ensure you have disconnected all hoses and other attachments prior to their arrival - they have a lot of residences to service.

August 4, 7 & 10 2009 between 8:00am & 4:00pm

August 11 to 13 between 12:00pm & 8:00pm

August 14 between 8:00am & 12:00pm

In-suite testing will be:

969 Richards

Between 4:00pm-8:00pm

August 5 - floors 31 to 16

August 6 - floors 15 to main

989 Richards

Between 4:00pm-8:00pm

August 11 - floors 21 to 11

August 12 - floors 10 to main

Townhouse testing

August 13 Between 6:00pm-8:00pm

Starting at Townhouse #1

This is to provide the annual service and testing of The Building’s Fire Alarm Systems.

During this time, bells will be ringing intermittently. Please make sure that arrangements are made for our technicians to access your premises and test your life safety equipment. 

We will not enter any suites unescorted.

This is a required part of Fire System Maintenance.

 

July 15th 2009

                                          Washing Machine Hose Replacement

As determined at last year's Annual General Meeting, all units will have their washing machine hoses replaced with burst-proof braided hoses.

ANGUS MECHANICAL has been awarded the contract for replacement.

SCHEDULING OF REPLACEMENTS

Over the next few weeks, a technician from Angus Mechanical will need to access your unit to replace the hoses. Each unit will receive a "Notice of Entry" form to schedule an access time.

             COLD WATER SHUT-OFF - Mondrian 2

                                                    (May affect some townhouses)

Due to an emergency valve replacement, the cold water service for all suites in Mondrian 2 will be interrupted between:

9:00 AM and 4:00 PM (times approximate) on Tuesday July 7th, 2009

Barking Dogs

The strata has received a number of complaints about one or more dogs barking for hours at a time. It appears that the owner(s) leave the balcony doors open when they go out and the dogs bark continuously until the owners return.

This is driving the neighbors crazy and will attract significant fines for every single complaint once we have determined which suite is the cause of this noise. We are currently trying to locate the source of the problem.

Rather than levy fines, we would much rather that pet owners keep their pets under control at all times - and this includes when you are away. It is your responsibility to ensure that your dogs do not disturb your fellow residents.

If you are a dog owner, do NOT allow your pets access to the balcony or open windows when you are away from your residence.

Dogs On Leash

Dog owners are reminded that dogs must be on a leash at all times when on the common property. This includes hallways and elevators. We have received complaints about "over friendly" dogs.

Please remember that while you may think your doggie is the cutest, cuddliest little fellow, many other residents do not.

Please keep your dog under control and leashed as required in the bylaws.

You are also reminded that the City of Vancouver also requires all dogs to be on a leash when on City Streets - which includes the areas immediately outside The Mondrian.

Bemco Maintenance has finished their extensive work on the building envelope of both towers and all townhouses

Many residents are leaving recyclables in the alley or outside  the entrances for street people to pick up.

                                                               PLEASE STOP

While it may seem charitable, the mess is both attracting rats and also causing excessive clean-up of broken glass and other garbage as the fine folk sorting through the trash just throw it around all over the place. In addition, it has encouraged some of the street people to hang around the premises and they have been found in parts of the building and have been scaring some of your fellow residents.

We have also received reports that some residents are allowing street people into the recycling rooms to sort through the trash. This must stop.

In addition, we have now confirmed that certain of these street people have broken into cars and caused tens of thousands of dollars in damages.

We now have video surveillance of the garbage rooms.

Any resident allowing vagrants into the recycling room

will be fined $200 per instance as per the by-laws.
